• 24/7 Luxury Concierge and Valet Service: Live like a VIP with Pinnacle's Luxury Concierge and valet service, which offers convenience whenever you need it, day or night.
• Swimming Pool, Hot Tub, and Beach Access: Residents enjoy access to Pinnacle's massive heated swimming pool and hot tub, open from sunrise to 11:00 pm. Three-bedroom unit residents are entitled to 8 beach and pool passes, while two-bedroom unit residents can have up to 6. Beach and pool service begins at 9:00 am and ends around half an hour before sunset (around 7:30 pm at the latest), indicated by a horn or bell sound. However, residents can still enjoy the pool and hot tub until 11:00 pm.
• Cabanas: Pinnacle has a total of 20 beach cabanas and 6 pool cabanas available for rent or purchase, exclusively for unit owners.
• Tennis Court: The property features a massive oceanfront tennis court, open from sunrise to sunset, and advance reservations are required with a maximum usage time of 1 ½ hours.
• Activity, Fitness, and Recreation Rooms: Pinnacle offers a range of Activity, Fitness, and Recreation Rooms to its residents, such as the Multi-Sports Room (Table Tennis, Yoga, and Pilates Studio), Kids' Room, and Gym/Fitness Center, open from 5:00 am to midnight. Other functional and recreational rooms, such as the Social and Media Room, Game and Billiard Room, and Card/Cigar Room, are open from 7:00 am to midnight.
• Massage and Treatment Room: Residents can make reservations for full-service spa and sauna treatments at Pinnacle's exclusive massage and treatment rooms, open daily from 7:00 am to midnight, with treatment rooms available for couples.
• Designated Parking Slots and Storage Spaces for Unit Owners: Each unit owner at Pinnacle has a designated covered parking slot and storage unit within the property.
• Upgraded Elevators: The property has 8 high-speed elevators, 2 for each tower, all upgraded and equipped with touchscreen panels.
• Library/Conference Room: The library/conference room offers a private and conducive space for work discussions and meetings, open from 7:00 am to midnight. An advance reservation is required.
• Security Features: Pinnacle has 24/7 security service and guarantees round-the-clock monitoring of the property, with residents having their own secure and private street entrance.
• Convenience Amenities and Services: Additional amenities and services that add to the comfort of living at Pinnacle include a cafe and convenience store within the vicinity, on-call housekeeping, and regular A/C maintenance conducted by management every 3 months (with filters provided by the resident).

Pinnacle Fees

The following are the fees that Pinnacle management collects from its residents;

• Buying a key FOB from the management costs $50, plus a $25 activation fee.
• A $1000 refundable security deposit is required for move-ins and move-outs to cover damages to common areas.
• Unit owners must pay $25 to activate (or reactivate) their garage access device.
• Renters must have renter's insurance with a minimum liability coverage of $300,000, naming the HOA of Pinnacle as co-insured.

Pinnacle Rules and Regulations

All residents of Pinnacle Condo must follow these rules and regulations:

• Payment Policy: All payments must be made by check or credit card if the option is available as determined by the Association.
• Use of Key FOBs: Residents of 3-bedroom units can have a maximum of 6 key FOBs, while those of 2-bedroom units can have a maximum of 4 key FOBs. Key FOBs cannot be transferred to others. If someone else uses a resident's key FOB, there will be a fine of $100 per occurrence.
• Pet Ownership: Renters cannot have pets in the property. Only certified unit owners can apply for a pet permit. Each unit is allowed to have one domesticated pet. Dogs and cats cannot stay outside of their owner's unit unless attended and leashed not more than 6 feet long. There's a designated pet walk area for pets at the south end of the property, accessible through the service level.
• Leasing: The minimum lease period is 6 months and 1 day. The association prohibits more than 2 leases per calendar year. Only 2 people per bedroom can lease and occupy a unit.
• Speed Limit within the Property: The speed limit on all access roads and garage areas is 5 miles per hour.
• Use of Pool and Beach Area: Only towels provided by Pinnacle are allowed on the beach and pool. During weekends and holidays, beach and pool passes are limited to 6 for 3-bedroom unit residents and 4 for 2-bedroom unit residents. If a resident loses their beach and pool pass, the management will issue a new pass for $100.
• Property Damages: A $100 fine will be charged to any person responsible for unreported damage and soiling of the property.
• Smoking: The Pinnacle is a non-smoking property. Smoking is not allowed in all common areas of the property, including the pool area, tennis court, offices, recreational rooms, outdoor benches, and parking area. A $100 fine will be charged for each offense of throwing cigarette butts on the floor or grass.
• Kids’ Room: Only children under 7 years old who are fully supervised by an adult are allowed to play in the kids' room.
• Noise Restriction: Residents should be mindful of creating noise between 10:30 pm and 8:00 am. Televisions, musical instruments, and speakers must be kept at a volume that won't interfere or disturb other residents during this period.

Pinnacle Rental Process

The following are the requirements to rent a condo at Pinnacle:

• Lease period must be at least 6 months and 1 day.
• Only 2 people per bedroom are allowed to occupy the unit.
• Submit a fully completed rental application form (all applicants are subject to evaluation).
• Pay a non-refundable application fee of $150 per adult applicant (married couples or parents with children count as 1 applicant).
• Criminal and financial background checks must be completed for all adult applicants at their own expense.
• Obtain renter's insurance with a minimum liability of $300,000, identifying The Pinnacle Condominium Association, Inc. as co-insured.
• Provide a security deposit equivalent to 1 month's rent or as determined by the Association (up to the highest amount allowed by law).
• The unit owner must be current on all maintenance and special assessment payments.

Pinnacle Condo Purchase Process

• A fully-completed Purchaser Application Form.
• Valid identification documents.
