Pinnacle Fees
The following are the fees that Pinnacle management collects from its residents;
- Buying a key FOB from the management costs $50, plus a $25 activation fee.
- A $1000 refundable security deposit is required for move-ins and move-outs to cover damages to common areas.
- Unit owners must pay $25 to activate (or reactivate) their garage access device.
- Renters must have renter's insurance with a minimum liability coverage of $300,000, naming the HOA of Pinnacle as co-insured.
Pinnacle Rules and Regulations
All residents of Pinnacle Condo must follow these rules and regulations:
- Payment Policy: All payments must be made by check or credit card if the option is available as determined by the Association.
- Use of Key FOBs: Residents of 3-bedroom units can have a maximum of 6 key FOBs, while those of 2-bedroom units can have a maximum of 4 key FOBs. Key FOBs cannot be transferred to others. If someone else uses a resident's key FOB, there will be a fine of $100 per occurrence.
- Pet Ownership: Renters cannot have pets in the property. Only certified unit owners can apply for a pet permit. Each unit is allowed to have one domesticated pet. Dogs and cats cannot stay outside of their owner's unit unless attended and leashed not more than 6 feet long. There's a designated pet walk area for pets at the south end of the property, accessible through the service level.
- Leasing: The minimum lease period is 6 months and 1 day. The association prohibits more than 2 leases per calendar year. Only 2 people per bedroom can lease and occupy a unit.
- Speed Limit within the Property: The speed limit on all access roads and garage areas is 5 miles per hour.
- Use of Pool and Beach Area: Only towels provided by Pinnacle are allowed on the beach and pool. During weekends and holidays, beach and pool passes are limited to 6 for 3-bedroom unit residents and 4 for 2-bedroom unit residents. If a resident loses their beach and pool pass, the management will issue a new pass for $100.
- Property Damages: A $100 fine will be charged to any person responsible for unreported damage and soiling of the property.
- Smoking: The Pinnacle is a non-smoking property. Smoking is not allowed in all common areas of the property, including the pool area, tennis court, offices, recreational rooms, outdoor benches, and parking area. A $100 fine will be charged for each offense of throwing cigarette butts on the floor or grass.
- Kids’ Room: Only children under 7 years old who are fully supervised by an adult are allowed to play in the kids' room.
- Noise Restriction: Residents should be mindful of creating noise between 10:30 pm and 8:00 am. Televisions, musical instruments, and speakers must be kept at a volume that won't interfere or disturb other residents during this period.
